Dr. Lawrence Yun

Dr. Lawrence Yun

Chief Economist, National Association of Realtors

Lawrence Yun is Chief Economist and oversees the Research group at the NATIONAL ASSOCIATION OF REALTORS®. He supervises and is responsible for a wide range of research activities for the association, including NAR's Existing Home Sales statistics, Affordability Index, and Home Buyers and Sellers Profile Report. He regularly provides commentary on real estate market trends.

Dr. Yun creates NAR's forecasts and participates in many economic forecasting panels, among them the Blue Chip Council and the Wall Street Journal Forecasting Survey. He also participates in the Industrial Economists Discussion Group at the Joint Center for Housing Studies of Harvard University. He appears regularly on financial news outlets, is a frequent speaker at real estate conferences throughout the United States, and has testified before Congress. Dr. Yun has also appeared as a guest on CSPAN's Washington Journal. In 2025, the Wall Street Journal congratulated him for having one of the closest forecasts for 2024.

Dr. Yun received his undergraduate degree from Purdue University and earned his Ph.D. from the University of Maryland at College Park.

Jim Belfiore is the Founder and CEO of Belfiore Analytics, a full-service Western U.S. market research firm, with offices in Arizona and Colorado. He is widely considered Arizona’s foremost housing market expert, with 28 years of experience in housing research, supporting developers, homebuilders, equity and debt lenders, appraisers, investors, attorneys, construction companies, brokers, and product manufacturers with off-the-shelf data, advisory products, custom market feasibility reports, and expert witness services.

Belfiore Analytics’ StreetSmarts data application, The Pulse advisory publication, custom studies, and expert witness testimony are widely relied upon by industry leading companies. Jim also supports the industry by speaking at major industry events, founding the largest housing industry event in the State of Arizona and speaking for industry associations and companies. “Spring”, Belfiore Analytic’s newest, industry-wide event, will be held at the Westin Kierland Resort & Spa on March 5 th , 2027. Jim’s been quoted in major national, regional, and local publications, and has been selected as an Arizona Business Leader by AZBigMedia over the course of many years.

From 2000 to 2005, Jim served as Vice President of Market Research and Investment Manager for one of the largest off- balance sheet financing organizations in the United States, co-underwriting an estimated $1.5 Billion of residential real estate in the top 20 U.S. metropolitan areas, including Phoenix. Prior to this, he helped build the largest multi-family brokerage firm, Hendrick’s & Partners (purchased by Berkadia) in the U.S., helping it to expand from 8 to 23 offices as its National Research Director.

Jim has served in the officer roles of Chairperson and Vice Chairperson in 2018 and 2019 of The Care Fund, an organization dedicated to paying living expenses for Arizona families and their children. He has previously served on the Board of Directors of the Phoenix Chapter of Lambda Alpha International, and as the Chairperson of Urban Land Institute’s Arizona District UrbanPlan program. More recently formed an industry Homelessness Task Force for St. Vincent de Paul.

John Carlson

CEO, Mark-Taylor Residential

John Carlson is CEO of Mark-Taylor Residential, where he leads strategy and operations across a multifamily portfolio of 38,000+ apartment units in Arizona and Nevada and roughly $11 billion in real estate investments. He joined the firm in 2002, became President in 2016, and stepped into the CEO role in 2025. A longtime leader in the industry, he has served on the Arizona Multihousing Association board since 2010, including as Chairman in 2019, and currently co-chairs the AMA Developers Committee. He holds a B.S. in Electrical Engineering from Concordia College and is a licensed real estate broker in Arizona and Nevada.

Prior to joining NexMetro, Josh oversaw land operations for the Phoenix division of PulteGroup, Inc. where he managed $2.4B of capitalized assets and more than $100MM in annual cash flow for acquisition and development of land assets. His tenure in the real estate development field and his innovative and forward-thinking approach sets him apart and showcase his entrepreneurial spirit and dedication to the communities in which NexMetro is fortunate to serve.

A NexMetro Board Member, Josh is also a frequent real estate industry panelist and has been involved with organizations including Young Presidents Organization and ULI Built for Rent product council. Through his leadership, NexMetro piloted the Arizona Housing Fund’s Multihousing Rent Round Up program to support the development of affordable housing and support services for Arizonans facing housing insecurity. He also serves as a mentor for Project Destined and supports the Phoenix Art Museum, Hazelden Betty Ford, The Nines (IX) Conservancy in New York, and Alice Cooper Solid Rock Teen Centers.

Desert Region — which includes the Richmond American Homes, Shawood Homes, and Woodside Homes brands across the Phoenix, Tucson, Albuquerque, St. George (Utah), and Las Vegas divisions.
